What it costs, and why

Every Mulholland project is built to one specific opening, so there is no price list to quote from. Here is what actually moves the number, so the quote you get makes sense before you see it.

Built to the opening, not to a catalogue size. That is the reason the price follows the property.

The cheapest gate is the one you buy twice. Wood rots and needs repainting, iron rusts and needs sanding, and both get replaced. Powder-coated aluminum does not rust or rot, and the maintenance is a rinse and a towel down, so the honest comparison is not the invoice, it is the decades after it.

What moves the number

Six things, in roughly this order

  • 01

    The opening itself

    Width and height are the first inputs. A 12-foot driveway gate and a 20-foot one are not the same build: the span changes the frame, the hardware, and often the post foundation under it.

  • 02

    Style and infill

    A slatted Profile 24 panel, a solid privacy panel, a glass series, and a laser-cut design use different amounts of material and different amounts of shop time. This is usually the biggest single lever you control.

  • 03

    Automation

    A manual gate and an automated one diverge at the motor, the safety sensors, the exit loop, and the electrical run out to the opening. Gates can also be built now and automated later.

  • 04

    The ground it sits on

    Slope is the one most quotes miss. A gate on a grade needs to be engineered to that grade so it swings clean and closes flush, and hillside driveways are the work this company was built around.

  • 05

    Finish

    Powder coat colour and texture, and whether the property is close enough to the ocean that the finish is doing corrosion work as well as cosmetic work.

  • 06

    Site work

    Concrete, electrical, demolition of what is there now, and access for the crew. We tell you what is needed at the measurement rather than after the deposit.
